    More Signs of a Housing Bottom

    Data released today provide more support for the theory that we have seen the bottom in housing. The first chart is an index of the stocks of 18 leading home builders. It has reached a 19-month high, and is up 140% from its March '09 low. The second chart is the result of a survey of home builders that covers questions on present sales, sales expectations, and prospective buyer traffic. It is still quite low, but has more than doubled from its January '09 low. The third chart shows a continuing decline in the supply of unsold homes on the market. The pace of the decline looks very much like what occurred in early- to mid-1980s housing market recovery. The fourth chart shows a clear bottoming in the number of existing homes sold (the spike late last year was related to the anticipated end of the home buyers' credit). Add to these signs of resurgent activity the fact that mortgage rates are at or very near all-time lows; that housing prices in 20 major markets have dropped by one-third in real terms since reaching a peak four years ago; and that signs of a general economic recovery are widespread. The resulting picture becomes quite clear: the great housing market bust is over, and a new growth cycle is underway.Complete Story »

      With the honey badger market continuing to be completely dislocated from absolutely every piece of underlying data (except for German hope and confidence reported earlier this morning), moments ago the NAHB housing market index printed at 46, on expectations of an increase from January's 47 to 48. This makes it the first drop in the index in 10 months, and the first drop to expectations since April 2012, which in turn sent the ES to fresh highs (don't ask).

This little watched survey of home builders tracks present sales, 6-month sales expectations and traffic of prospective buyers (of single family homes). The index ranges from 1 to 100, and it most recently peaked in Sept. 09 at 19.

      Calafia Beach Pundit submits: The Bloomberg index of major home builders' stocks is once again at a post-recession high, up almost 150% from its March 2009 low.

    • Surprise drop in U.S. existing homes sales show uneven progress in recovery

      Sales of previously owned U.S. homes unexpectedly dropped in March, showing uneven progress in the industry. Purchases of previously owned houses, tabulated when a contract closes, fell 0.6% to a 4.92 million annual rate last month, figures from the National Association of Realtors showed today in Washington. The median forecast of 75 economists surveyed by Bloomberg projected sales would increase to a 5 million rate. Prices climbed, reflecting more demand for higher-priced houses.

    • US Housing Starts, Permits Up Modestly From Depressed Levels; Tentative Signs of a Bottom in Construction

      Housing starts are near three-year highs, but that is in comparison to extremely weak numbers for the past few years. Builders began just 430,900 single-family homes last year, the fewest on records dating back a half-century. Moreover, home prices are still dropping. Yet, signs of a bottom in construction, not prices, may be at hand.

    • More Evidence of a Bottom in Housing

      Calafia Beach Pundit submits: According to March data released today, U.S. housing starts have risen 30% from their all-time low (April '09). In addition, building permits increased 38% over the same period.
